This luxury three-story villa has been recently and beautifully restored. It is located in the southern Maremma coast, a premium destination for those who enjoy the countryside, as well as the seaside. In fact the long beautiful beaches are only ten minutes away by car. The villa boasts magnificent open views of the characteristic enchanting Tuscan landscape of the area and yet offers complete privacy to its guests. It is possible to rent boats to explore the famous coast and the smaller islands nearby, as well as to spend time relaxing at the beach clubs (June – mid September) and swim in the most pristine waters of the Mediterranean Sea.

FEATURES--This villa lists a rare amenity: an indoor swimming pool, heated on request. This feature makes the villa ideal to rent off season, for a special retreat or a wellness vacation (Saturnia thermal springs are 45 minutes away).

OUTSIDE--Several comfortable outdoor spaces are set around the villa, equipped with BBQ, wet bar and tables seating 10-12 for dining al fresco, and comfortable furniture to enjoy the warm afternoons in the shades. Panoramic salt water private infinity pool (8m x 16 m), an open-air shower and sun deck equipped with quality lounge chairs and shades. Manicured lawns surround the villa enhancing the relaxing atmosphere of the grounds.

GROUND FLOOR--Spacious open space where the central fireplace without mantel surrounded by two white columns, is visible from every angle and does the dual duty of a room divider and of a heat source. The grey-colored accent wall keeps the room from feeling too pristine. Several areas are combined in this great room: the dining area, characterized by a long table that seats up to 14 people, a pool table to play with friends after dinner, a comfortable sitting area furnished with plush white sofas. On the same level there is a large fully equipped eat-in kitchen with fireplace, very bright thanks to its five windows. An internal sleek staircase, with 15 steps, leads to the upper floor. One queen bedroom with private bathroom with spacious shower and access to a patio, one king bedroom with private bathroom with a tub.

FIRST FLOOR--Comfortable open sitting room with doubleheight ceiling equipped with 50” Plasma monitor, Home-Video system and Dolby Surround, DVD player and Sat TV with Sky cable. One queen bedroom with en-suite bathroom with tub with wall shower that opens onto a terrace overlooking the hills, one king bedroom sharing bathroom with shower with one twin bedroom, suitable for kids.

LOWER FLOOR--Separate staff quarters equipped with kitchenette, living area, double bedroom and bathroom with shower. This unit can be made available upon request.

Includes morning housekeeping service for 4 hours (9:00 am–1:00 pm) from Monday to Friday, welcome drink upon arrival, breakfast and lunch preparation service (as part of the housekeeping, to be requested 24 hours in advance) – cost of food extra. Grocery service (as part of the house-keeping, to be requested 24 hours in advance), personal laundry service (no ironing), gardener and pool maintenance service, and vegetable garden products.
